- Iterative Space Planning: Multiple layout options featuring furniture and equipment arrangements.
Stage 2: Design Development (Concept)- Developed based on the approved strategic layout:
- 3D Visualization Album: High-end photorealistic renderings of the designed spaces.
- Material & Textile Samples: Detailed selection of cladding materials, finishes, and fabrics.
- Refined Space Plan: Detailed furniture and equipment layouts with precise dimensions.
Stage 3: Detailed Construction Documentation (Working Package)- A comprehensive set of technical drawings for construction, procurement, and custom fabrication, developed from the approved design concept. Typical scope (Residential Example):
- As-built / Survey Plan: Accurate measurements of the existing space.
- Demolition & Partition Plans: Detailed instructions for wall removal and new construction.
- Furniture & Equipment Marking Plan: Identifying all items for procurement.
- Procurement Specifications: Comprehensive lists of furniture and equipment.
- Plumbing Connection Schemes: Schematic layouts for water and sewage stub-outs (points of connection).
- Flooring & Wall Finish Plans: Detailed layouts of materials and transitions.
- Interior Elevations (Wall Sweeps): Detailed views of walls showing finishes, wall-mounted equipment, outlets, switches, built-in furniture, and decorative elements with precise dimensions.
- Electrical & Lighting Plans: Layouts for outlets, switches, and lighting fixtures with full specifications.
- Ceiling & Cornice Plans: Including decorative moldings and drapery tracks.
- HVAC Integration Schemes: Placement of air conditioning and ventilation units within ceiling voids.
- Technical Details & Junctions: Critical sections showing floor-to-wall-to-ceiling transitions.
- Bespoke Millwork & Custom Furniture Drawings: Technical drawings for individual fabrication.
