Stage 1. Permit Design Documentation — "Architectural Solutions" (AR)Interdisciplinary coordination and preparation for State/Private Expertise (Code Compliance Review). Developed based on the Architectural Concept and approved Urban Design Solutions (AGR/AGO). The scope complies with
"Russian Federation Government Decree No. 87"- Technical Narrative: Explanatory note detailing volumetric strategies, facades, material selections, and interior finish concepts.
- Facade Design: Comprehensive drawings specifying materials and official color palettes.
- Floor Plans: Detailed plans for all unique levels, including room schedules (explications).
- Supplemental Graphics: Additional visual and technical materials as required by the Project Brief.
- State-Funded Projects: For projects involving public funding and State Expertise, we provide all necessary Schedules of Finishes and Bills of Quantities (BoQ) required for cost estimation, including interior finish metrics (see "Architectural Interiors" section).
Stage 2.1. Construction Documentation — "Architectural Solutions" (AR)Detailed "Issued for Construction" (IFC) drawings, developed after Permit approval and issued directly to the site for production. Typical scope:
- General Data: Sheet index, reference documents, key building metrics, general instructions, and wall type definitions (internal/external).
- Comprehensive Floor & Roof Plans: Including marking plans, masonry layouts, axis layouts, and reflected ceiling plans.
- Schedules & Explications: Comprehensive data for roofing types, flooring, facades, and ceilings.
- Detailed Facade Drawings: Precise material specifications and color-coding.
- Building Sections: Longitudinal and cross-sections through the building and its key components.
- Interior Finish Schedules: Detailed lists for floors, walls, and ceilings.
- Fenestration & Opening Schedules: Detailed logs for windows, curtain walls, doors, and technical apertures.
- Component Specifications: Facade decor, sills, lintels, sanitary partitions, railings, canopies, flashings, vent shaft cowls, drainage grates, etc.
- Technical Details & Junctions: Critical sections for floor-to-wall-to-ceiling transitions, drainage outlets, facade mounting systems, etc.
- Structural Fragments: Detailed drawings for stairs, ramps, porches, pits, and decorative elements.
Stage 2.2. Detailed Interior Working Project — "Architectural Interiors" (AI)Developed based on the approved Interior Design Concept and (for new construction) the approved Permit Documentation. For state-funded projects, all finish schedules and BoQs from this section are integrated into Stage 1 (AR) for budget expertise; in such cases, this stage is performed simultaneously with Permit Design. As-built / Survey Plans:
- Accurate measurements of the base build / existing space.
- Demolition & Partition Plans: Detailed wall removal and new construction layouts.
- Furniture & Equipment Marking Plan: Identification of all items for procurement and placement.
- Detailed Technical Plans: Flooring, wall finishes, reflected ceilings, lighting layouts, outlets, and switches.
- Interior Elevations (Wall Sweeps): Detailed views showing finishes, wall-mounted equipment, lighting, outlets, built-in furniture, and decorative elements with precise dimensioning.
- Technical Schemes: Placement and dimensioning for drapery tracks, HVAC units (built into ceiling voids), and plumbing fixtures.
- Critical Junctions & Details: Floor-to-wall-to-ceiling transitions.
- Bespoke Millwork Drawings: Technical drawings for individual furniture fabrication.
- Finish Schedules: Comprehensive final lists for floors, walls, and ceilings.
