The project used a modern approach - the principle of quarterly development. The yards are isolated from car parking, have a semi-open U-shaped configuration and are open to the south, thereby well lit, contributing to the rapid melting of snow in winter and the growth of landscaping in summer.
The houses have the most effective meridional orientation along the north-south axis, which is identical to the direction of the existing development in urban planning, it also allows you to unify the layouts, minimize the number of stairs and favorably affects the insolation of apartments from the west and east. Angular and latitudinal sections that are inefficient in terms of area ratio and insolation are not provided for in the project.
The building is made of different heights, which gives variety to the environment and provides a visually smooth rise from the existing 5-storey buildings to the planned 9, 14, 19-storey buildings. The height of the buildings in each case is also determined taking into account the requirements of insolation: they do not obscure each other and the surrounding buildings, which was a key aspect in the location of the blocks.
The front doors have a through entrance, both from the side of the yard and from the street. On the ground floors, there are rental areas and built-in kindergartens.
The project provides for the sequence of construction of residential buildings (4 stages). For each of the four stages, the proportion of the set of apartments indicated in the design task is saved. Parking spaces are provided for each queue separately within the boundaries of its site survey. At the entrance to the quarter in the most poorly insolated zone, where it is impossible to locate housing due to two 25-storey buildings under construction, a 5-storey parking lot for 300 cars is provided.
Inside the courtyards, a private courtyard space is provided for residents, and in the north-west of the territory there is a public space with walking areas, recreation areas, a sports component with a universal sports ground for 4 sports.
Most of the apartments presented in the project have smart layouts: the most convenient and functional solutions in accordance with modern trends.
The residential complex includes studio apartments (10%), as well as one- (30%), two- (40%) and three-room (20%) apartments. The apartment layout is ideally observed both within the framework of each separate building, and even within each typical floor. The housing and layouts of the apartments are made strictly in accordance with the assignment.
Studio apartments have an area of 24.7 - 24.8 m2, of which at least 16 m2 is occupied by living and kitchen areas.
One-room apartments of the residential complex are presented in three versions: classic layout with a kitchen of at least 8 m2 and a living room of at least 14 m2 (total area 31.3 - 31.5 m2); "smart" layout with a kitchen-dining room of at least 15 m2 and a bedroom of at least 9 m2 (total area 33.1 - 35.2 m2); "smart" layout with a kitchen-dining room of at least 16 m2 and a bedroom of at least 10 m2 (total area 38.2 - 38.3 m2).
Two-room apartments also have three layout options: "smart" layout with a kitchen-dining room of at least 16 m2 and two bedrooms of at least 9 m2 each (total area 48.4 - 49.8 m2); "smart" layout with a kitchen-dining room of at least 16 m2 and two bedrooms of at least 10 m2 each, as well as two bathrooms (total area 50.8 - 53.3 m2); "smart" layout with a kitchen-dining room of at least 18 m2 and two bedrooms of at least 11 m2 each, as well as two bathrooms (total area 55.6 - 56.8 m2).
Three-room apartments are represented by two “smart” options: a layout with three bedrooms with an area of at least 10 m2 and a kitchen-dining room with an area of at least 18 m2, as well as two bathrooms (total area 66.6 - 68.1 m2); layout with three bedrooms with an area of at least 10 m2 and a kitchen-dining room with an area of at least 20 m2, as well as two bathrooms (total area 70.3 - 71.7 m2).
The space of the apartments is divided into "loud" (kitchen-dining room, hallway, bathroom) and "quiet" (sleeping) zones.
The bedrooms are well-shaped with a ¾ aspect ratio, which allows you to conveniently arrange furniture and provide maximum access to sunlight.
The rooms have an increased glazing area, the height of the window sills is 60 cm from the floor.
The ceiling height in the apartments is 2.7 m.
Each apartment has from 1 to 3 semi-circular French balconies, 0.6 m deep. The exits to the balconies are made mainly from kitchens and kitchen-dining rooms.
For each apartment on the facade there is a box for installing an air conditioner.
For 3-room apartments, two boxes per apartment.
In the hallways of all apartments there are non-transit "dirty" areas and built-in wardrobes.
In the kitchen-dining rooms, in addition to kitchen equipment and a dining area, there is a living area with space for a sofa and a TV.
In all combined bathrooms, places are designed for installing a toilet, washbasin, bathtub and washing machine.
